How it all begins​

The journey with Ultimate Flooring Australia typically begins with that initial phone call. Often we receive calls from clients who require not only a new timber floor, but guidance and technical advice to assist them with completely understanding timber floors, their prerequisite requirements, and ultimately, the final selection and installation, and the post installation maintenance and up-keep of that timber floor, which they'll completely love and enjoy for many years to come.

The initial consultation, and some of the items we'll discuss

Upon greeting and introduction, the respective member of our team with whom you'll be consulting will begin to ask a series of questions, but please, bear with us, because without this knowledge, we won't be able to properly assist you with your enquiry or project. Some of the questions we'll ask are:

  • Are you currently renovating your existing home?

  • Are you building a new home?

  • What type of floor do you currently have?

  • Are you after supply only, or a supply and installation package?

  • Are you aware of what the current subfloor construction is?

    • Is it a timber subfloor, i.e.: on bearers and joists?​

    • Is it a concrete subfloor?

    • ​Is it perhaps a timber floor installed on battens or plywood, over a concrete slab?

      an answer to the best of your knowledge will be fine at this point​
  • Do you have architectural drawings you could share with us? (no stress if you don't)

    • this would allow us to measure the floor area on our electronic software and calculate the total net area in m2​

  • What are you current timber skirting arrangements?

    • do you currently have skirting?​

    • would you like skirting supplied and installed following the flooring installation?

  • When are you looking to have the work done?

  • Do you have a particular flooring product in mind? (our website is a great place to start just to get an idea, followed by a visit to our showroom)

  • Do you have an interior designer working with you? (If not, we can certainly recommend products based on your design intent)

These are some of the initial questions we will ask you and the discussion we will have, to get the ball rolling. Typically, this follows with a showroom visit and further consultation before a final decision is made. Physically viewing the flooring products and comparing them to other elements really provides true insight and helps to make an informed decision on the final colour selection. Website images are indicative and should not be taken as the true representation of the finished colour of the products. Batch variation and variation between boards is also to be expected as timber is a natural product. We provide small, take-with-you samples of the products which you can use to compare with your other finishes and further assist you with your final colour selection.

So what's next?

Well, a site visit is typically inevitable. We will arrange a site inspection at a mutually suitable time, at which we will conduct a physical site measure, confirm all finishing details with you, assess and survey the existing subfloor and provide you with information as to its current condition, and what we need to do to repair it, and bring it up to an acceptable Australian and industry standard.

 

The Subfloor and its importance

The subfloor on which timber floors are installed is arguably the single most important factor when considering a new timber floor. The Australian standard for subfloor flatness is no more than 3mm deviation over 3m, measured with a laser level and 3m straight edge, laid in any direction. This is a very stringent standard, and Ultimate Flooring Australia ensures that this is achieved or is exceeded, every-single-time, guaranteed!

There is a method to this madness though. Engineered floors, solid timber floors, laminates, hybrids, and the like, are classified as rigid flooring products. As such, and to put this in layman's terms, you cannot bend a timber floor. Rigid floors cannot be installed over unlevelled and undulated subfloors, hence, subfloors must always be level and flat to meet or exceed the industry standard. Achieving this, also means that the installed flooring product will carry a manufacturer warranty, and an installation warranty from Ultimate Flooring Australia. Equally important, is the process of protecting the floor from moisture ingress (also known as rising damp), typically from beneath the floor, by applying an approved moisture barrier either in the form of roller applied membrane (typically used for glued down floors), or by installing a MIN 200 micron layer of polythene sheeting (typically used for floating systems, but can also be used under hardwood battens or plywood sheeting, depending on the project and its requirements).

Levelling methods for subfloors

The levelling process for subfloors carries significant variables and is specifically dependant on the project at hand, its existing subfloor, and the current condition of that subfloor. Levelling of a floor can be completed in several different ways, some of those being:

  • Applying a self-levelling compound over a concrete subfloor - this process also has prerequisite requirements, such as:

    • Diamond grinding the existing concrete slab to remove any debris and contaminants​

    • Diamond grinding of potential high points within the concrete slab

    • Applying a moisture vapour barrier

  • Installing hardwood battens over a concrete slab (which can then be followed by plywood or particleboard, if the process and selected flooring so requires it)

  • Installing plywood or particleboard over a concrete slab (with prior levelling and installation of moisture vapour barrier)

  • Installing level-packed plywood or particleboard over an existing timber floor, over bearers and joists (with possible prior subfloor inspection and adjustment, and the installation of moisture vapour barrier)

  • In some cases, installing an approved self-levelling compound over an existing timber floor (stringent structural and prerequisite requirements in place for this process)

There is a lot of 'hidden' and fundamentally important work that goes into a timber floor, and this work often comes with an undesirable price tag, if done correctly as aforementioned. In our view, although sometimes not ideal for others, the fact of executing the work to the highest standard, following and exceeding industry and manufacturer guidelines, outweighs the added cost that comes with levelling a floor. And let me tell you an important fact... A timber floor is only as good as the surface on which it is installed. This might sound brutal and arrogant to some, but it is the truth, and it is reality.

So where to from here?

Now that the initial steps have been completed, and Ultimate Flooring Australia have obtained all the required information about the specific project, and have completely and properly informed the client about the said work, we will go ahead and prepare a quotation. This will then be emailed to the clients' preferred email address. We provide very descriptive and comprehensive quotes which clearly and properly outline the scope of work. The client will then, in their own time, open and read the quote in detail, and perhaps give us a call with any questions or for clarity on anything specific. Should a mutual agreement be made and we proceed with the project, you can rest assured, our work is 100% quality guaranteed and you won't be disappointed with your decision.
